RECOMMENDATION

For Tract No. 1992, Silverbridge Highlands, deem that the requirements of the Improvement Agreement have been completed and that the performance and labor and material bond obligations have been fulfilled.

DISCUSSION

Tract No. 1992, Silverbridge Highlands, is an eleven-lot subdivision off of Silverbridge Road in Palo Cedro. The Planning Commission approved the development’s tentative map on May 13, 2010, and on May 3, 2022, the Board approved the Final Map and executed an Improvement Agreement with the developer, assuring the completion of required improvements within 1 year under the guarantee of both performance and labor and material bonds. The improvements have been completed and accepted by staff. Staff recommends the Board deem the Improvement Agreement complete and the bond obligations fulfilled.

 

On May 3, 2022, per Shasta County Code section 15.16.070 a maintenance agreement was also executed warranting the improvements for one year from date of completion.

ALTERNATIVES

The Board may decline to deem the requirements of the Improvement Agreement complete. The developer could face undue surety costs for work that staff has accepted.

OTHER AGENCY INVOLVEMENT

The developer has complied with the conditions established by the Planning Commission for this development.  The Recommendation has been reviewed by the County Administrative Office.

FISCAL IMPACT

No fiscal impact will result from the proposed action.
