Release the security guaranteeing maintenance of public improvements in the amount of $38,000 for Tract No. 1999, Tudor Oaks Acres (north Palo Cedro area). |

It is recommended that the Board release the developer’s maintenance security for public improvements. |
| | | | | | | | DISCUSSION
Tract No. 1999 (Tudor Oaks Acres) is in the north Palo Cedro area. The developer (Mr. and Mrs. Brannon) dedicated public roads and an Emergency Fire Escape Road on the final map. They posted a one-year maintenance security for the work. The road improvements have been in service for over a year. A few minor problems were identified and have been repaired. Staff recommends release of the security. |

The developer has fulfilled the conditions guaranteed by the security so the security should be released. |
| | | | | | | | OTHER AGENCY INVOLVEMENT
The Planning Commission established the map conditions that required the developer to make the road improvements and to post the maintenance security. The recommendation has been reviewed by the County Administrative Office. |

All subdivision activity is fee supported. There is no General Fund impact. |
